Residential As-Built Measurement Checklist
Use one sketch per floor. Give every photo a number and place that number on the sketch. Measure safely and never enter an area that is unstable, energized, flooded, or otherwise hazardous.
Before You Arrive
- Confirm the deliverables: floor plans only, or elevations, sections, roof, and site context
- Gather existing plans, surveys, permit records, and remodel documents
- Charge the laser, phone, camera, and backup battery
- Bring tape, clipboard, graph paper, pencils, flashlight, and PPE
- Confirm access to every floor, garage, attic, exterior side, and detached structure in scope
- Choose one measurement unit and keep it consistent
For Every Floor
- Draw a rough room-by-room footprint before taking detail dimensions
- Record at least one overall exterior or interior dimension in each direction
- Measure wall segments in a continuous chain from a consistent corner
- Locate doors and windows by width plus distance from a fixed corner
- Record wall thickness where it can be verified
- Measure stairs: width, total run, landing, riser count, and direction up
- Mark plumbing fixtures, fireplaces, columns, beams, and major built-ins
- Record ceiling heights and floor elevation changes
- Add diagonal checks for angled or irregular spaces
- Mark every inaccessible or unverified area
Exterior and Vertical Information
- Photograph every exterior face straight-on and from each corner
- Measure opening locations, eaves, porches, decks, and visible projections
- Record grade-to-floor relationships where relevant
- Identify roof ridges, hips, valleys, slopes, and overhangs that can be safely observed
- Measure floor-to-floor, plate, ridge, and key sill or header heights when required
- Note exterior materials and transitions
- Do not estimate roof or high elevations from an unsafe position

- Property address or identifying first frame
- Clockwise exterior walk
- Each room from the doorway
- Each room's four walls
- Ceilings, floors, and level changes
- Stairs and vertical connections
- Mechanical, electrical, plumbing, and structural items within scope
- Close-ups of conflicts, damage, or hard-to-measure geometry
Before You Leave
- Add every chained dimension and compare it with the overall
- Confirm each opening has a width and location
- Confirm each floor connects vertically in a way the drafter can understand
- Review the photo list against the sketch
- Circle conflicts and remeasure them
- Back up photos and scans before leaving the site
- Write the date, measurer name, tools used, and known limitations
Do Not Guess Concealed Conditions
Field measurement cannot prove hidden framing, utilities, foundations, or work behind finishes. Mark those items as unknown and bring in the appropriate investigator or licensed professional when the project depends on them.
Measurement Checklist FAQ
Can a homeowner measure a house for as-built drawings?
For some straightforward scopes, yes, if the drafting team provides a capture standard and the homeowner can safely reach and verify the required areas. Complex geometry or higher accuracy may call for a local professional.
Should I round measurements?
No. Record the measurement shown by the tool and note the unit and reference points. The drafter can resolve tolerances after enough check dimensions are available.
What if two dimensions do not add up?
Do not force them to match. Mark the conflict, take an overall check dimension, add photos, and remeasure from a consistent reference.
