Building Complexity
Levels, wings, irregular angles, stairs, roof forms, and additions increase capture and reconciliation time.
As-built pricing depends less on a single square-foot number than on what must be measured, what must be drawn, and what the next reviewer or contractor expects to receive. Use this guide to compare quotes on the same scope.
A 1,800-square-foot rectangle with one floor is not the same assignment as an 1,800-square-foot hillside home with split levels, additions, complex roofs, and missing records. A quote also changes when the client needs only a floor plan versus elevations, sections, roof information, editable CAD, or a permit base.
Price comparisons are useful only after each provider is quoting the same capture responsibility, sheet list, accuracy expectation, file format, revision allowance, and schedule.
Levels, wings, irregular angles, stairs, roof forms, and additions increase capture and reconciliation time.
Floor plans cost less to produce than a coordinated package with elevations, sections, roof, site context, and schedules.
Owner measurements, contractor capture, local site service, or scanning each carry different coordination and processing needs.
Usable CAD and reliable records can help. Unscaled scans, contradictory plans, and undocumented additions require more verification.
Early feasibility, permit design, fabrication, and legal survey work do not share the same tolerance or professional responsibility.
Rush delivery can require reserved production capacity and faster client responses.
| Scope | Typical contents | Best fit |
|---|---|---|
| Measured floor-plan base | Walls, openings, rooms, stairs, fixtures, key dimensions | Layout studies, early contractor planning |
| Existing-condition drawing set | Floor plans plus selected elevations, roof, sections, and notes | Remodel and addition design |
| Permit-base package | Existing set coordinated to the proposed-work and jurisdiction needs | Permit-ready project development |
Sending this information lets the quote reflect the real work instead of hiding risk in an arbitrary per-square-foot allowance.
There is no responsible universal price. A floor-plan-only package for a simple home is a different service from a multi-level set with elevations, sections, site context, editable CAD, and field capture.
Usually the smallest package that supports the next decision. For early layout work that may be a measured floor plan; for a permit, the jurisdiction may require much more.
They can reduce setup and field effort when they are legible and reasonably close to current conditions, but critical geometry still needs verification.
Apex quotes the defined scope after reviewing the property, available source files, capture method, deliverables, and schedule. The quote states what is included rather than relying on square footage alone.
Tell us what you're building and we'll scope it, confirm the timeline, and give you a firm number before any drafting starts. Every plan set is drafted to your local jurisdiction's documentation standards.
